Cause to evict tenants
A friend of mine wants to rent a property I own that is currently let with a lease that runs for another three months. Can I evict the current tenants so my friend can move in?
Under the terms and conditions of the current lease, you must allow the current tenant to remain in occupancy until such time as the lease expires. If you require the tenant to vacate at the end of the lease period, you must provide written notice within the required time frame, advising them that you require vacant possession of the property on the date of the lease expiry.
Make sure you let your LJ Hooker agent know that you want to obtain vacant possession at the expiry of the current lease so they can make sure they provide the tenant with the correct notice prior to the expiration of the lease. Renting to friends can result in some tricky situations for an owner so give serious consideration to continuing with an agent who can represent your interests.
