Where do I find a rental application form?
LJ Hooker provides all tenants with the ability to apply for any rental property online, using an online tenancy application system called 1Form. Once you have carried out a search for rental properties on ljhooker.com you can then click on the property you are interested in for more information and to view photos. When viewing the actual property listing, you are able to apply for it instantly by clicking the "Apply for this property online" button. This will then direct you to our online tenancy application system that is powered by 1Form.

I want to rent a property, but I do not have a job yet, so will this make it hard for me to rent?
The major requirement for renting a property is that you can show you have the means to pay the rent as well as the initial bond which is usually an amount equivalent to four week's rent so, if you are fortunate enough to have a sizeable amount of savings, that may not be an issue. On the other hand, if you are relying on an income from a job you have yet to secure, then this puts you at a disadvantage. If you are receiving Centrelink assistance, you should provide verification of this.
What percentage of my wages would an agent think is reasonable in terms of how much rent I can pay?
Unlike banks and other lending bodies who are lending to buy a property, property investment managers do not decide on your suitability for a property by looking only at whether the rent is a certain percentage of your wage.
However, we would recommend that you consider all your living and fixed costs when looking for a property to rent. Industry sources indicate no more than one-third of your income should be used for rent.
