This is a very pleasant, sheltered lifestyle property only 8kms from Fairlie, with Lake Opuha, Mt Dobson, and Lake Tekapo nearby. The 10 acres are ideal for a home based business and could be used for poultry farming, alpaca's, equestrian, goats, or a tourism business with tourist campervans and cyclists passing past the gate! The setting provides wonderful space, good broadband access and is situated in a very private setting making it ideal for a couple or a family, with a school bus stop at the gate.

A very established garden and 4ha of land, including a generous, fully enclosed 12m X 12m workshop which is just over 6 years old, currently operating as an engineering business with a concrete floor throughout and 16 amp sockets for welding. One bay is suitable for the storage of a helicopter or micro-light, the other two bays are open internally but have lockable sliding doors which slide across the front of all three bays for security. This workshop is accessed off a separate drive from the house and has a large shingled yard around it along with a hen house, sheep yards, pig sty and small loading ramp.

The attractive character home is warm and very sunny with vast views of the Mt Dobson range and potential to add your own touch. It has a log fire and heat ducting along with ceiling insulation. Off this is the sunny dining area and kitchen with wood finishing on the cupboards. Three large double bedrooms with built-in wardrobes and the largest has an ensuite (toilet and hand basin). The bathroom has been totally refurbished with all new fittings and timber T&G finishing. The lounge has French doors which open onto a sunny and outside dining area with a very colourful garden back drop and shade sail to cover. The roof, spouting and electrics have been replaced recently. Mains pressure (cold & hot) water and a recently replaced stainless hot water cylinder.

A double garage with power and wood shed are alongside the house. Behind the garden is an open 3 bay implement hayshed, also with lights and power. Water is from a private well which is pumped to the house and implement shed. There is electric fencing and stock water troughs to all 5 paddocks. Included in the sale are a number of items including a dishwasher, fridge/freezer, chest freezer, washing machine and other lifestyle inventory.

This is an exceptional property, in a friendly and safe community and has been lovingly taken care of over the years. The lakes and mountains are nearby for hunting, boating and fishing, skiing, horse riding and mountain biking all on the back doorstep. 30 minutes' drive to Lake Tekapo, 45 minutes to Timaru, 30 minutes to Geraldine and 2 hours to Christchurch.
Surrounded by some of the best scenery Canterbury has to offer, situated in an up and coming area with art galleries and award winning cafes.
