Business during Covid-19 alert level 2

We are doing everything we can to reduce the risk of COVID-19 transmission while carrying out real estate work — we all have a part to play in keeping each other safe. The health and wellbeing of our team, buyers and sellers, and the community is paramount.

All our offices can operate if they can do so safely. Alternative ways of working are still encouraged where possible.

Health requirements at alert level 2

To support continued services for our customers, we must ensure that our clients and customers are complying with these health requirements at alert level 2:  

  • Keep at least 2 metres away from anyone you don't know, both inside and outside.
  • Everyone aged 12 and over must keep a record of where they have been when visiting places.  All properties and our offices will have Covid Tracer App QR codes available to scan and manual registers for those who don’t use the app.
  • A limit of 100 people in any defined indoor or outdoor space applies to all gatherings, including open homes and auctions.  Numbers may be limited further to comply with 2 metre social distancing rules.
  • Face coverings (masks) are now mandatory for everyone aged twelve and over in indoor public spaces.  This also includes our offices, at property viewings and at auctions.
  • Don't visit a property if the occupants are unwell, are self-isolating or have been in contact with a confirmed case of COVID-19 within the last 14 days.
  • Don't visit a property if you or anyone you have been in contact with are unwell, are self-isolating or have been in contact with a confirmed case of COVID-19 within the last 14 days.
  • Sanitise your hands before entering and after leaving a property.
  • If you are an at-risk person (for example, those who have a pre-existing medical condition or some older people), you are encouraged to do as much as you can by phone or video call rather than in person. For more information about who is considered at risk, visit the Ministry of Health website.

Customer Contact 

We may visit properties to carry out appraisals and listings provided we can do so safely e.g. physical distancing (2 metres minimum) can be maintained at all times, hygiene etiquette is adhered to, hands sanitised when entering and exiting property, visit is contactless etc.  All agents and staff will be wearing a mask when working directly with the public.

Discussions regarding agency agreements, marketing and listing process may occur in-person health requirements are always maintained.

We are able to hold discussions about agency agreements, marketing plans, disclosures, and how the listing will progress by phone or video call, to reduce personal contact if you prefer.

We will not and must not attend a property if anyone at the property has been unwell with flu like symptoms, are self-isolating, have been in contact with a confirmed case of COVID-19 within the previous 14 days, or area awaiting a COVID-19 test result.

We are recording details of visits and appointments, including date and time and have Covid Tracer App QR codes available at any listed property (rental or sale) for visitors to use.

Open Home and Private Viewings 

Open homes and private viewings may take place, provided viewing can occur safely e.g. physical distancing (2metre minimum between different bubbles) and health requirements can be maintained at all times.  Visitors 12 years old and over must wear a face covering and our agents will also be wearing a mask.

The number of people in the home at one time will be limited to ensure physical distancing of 2 metres can be maintained at all times. This may mean staggering access to the property and requiring attendees to wait outside the property until prior attendees leave.

The open home or private viewing will be contactless where possible. To enable this, we will open any doors/ cupboards before the open home/ private viewing.

Register all attendees including names, addresses, phone numbers and email addresses to assist with contact tracing.  We will complete register on behalf of attendees to maintain physical distancing and good hygiene practises and Covid Tracer app QR codes will be available at each property.

Where possible, we will pre-register attendees and provide COVID-19 information and hygiene expectations to attendees beforehand.

No open homes or private viewings at properties where the client/ occupants have been unwell with flu like symptoms, are self-isolating, have been in contact with a confirmed case of COVID-19 or are awaiting a COVID-19 test results.  Those feeling unwell, who are self-isolating, have been in contact with a confirmed case of COVID-19 or are awaiting a COVID-19 test results must not view the property in person.  People at high risk of severe illness (older people and those with existing medical conditions) are encouraged to stay at home and not attend or hold open homes or private viewings where possible.

You may prefer to arrange a virtual viewing if you cannot comply with the above health requirements.

Sale and Purchase Agreements 

Agreements can be negotiated and executed in person, provided it can be done so safely e.g. physical distancing of 2 metres can be maintained at all times, health requirements are adhered to, hands sanitised when entering and exiting property.

We can hold discussions by phone or video call, to reduce personal contact and parties should use their own pens when signing documents.

Settlements and Moving to A New House 

Pre-settlement inspections can take place. We will observe the guidelines listed for open homes/ private viewings above, as far as they apply.

Settlements and moving to a new house can occur, including between regions within level 3 or below.

Auctions

Auctions are allowed at alert level 2 if the above health requirements (including maintaining 2 metre physical distancing and hygiene etiquette) and the following conditions are met:

  • Physical distancing of 2 metres is maintained at all times by all attendees. 
  • No more than 100 people in any defined indoor or outdoor venue can attend the auction.  The layout and size of the venue may mean the number of people who can practically maintain 2 metre physical distancing is less than 100.
  • Every person aged 12 and over must be recorded as attending using Covid Tracer app QR code and/or a manual register.
  • Hand sanitiser will be provided for attendees to use.
