For many New Zealanders, the search for a new home is increasingly becoming about more than just property. Buyers are looking for lifestyle, community and a stronger connection to the outdoors, and few places are capturing that attention quite like Central Otago.

Among the region’s growing lifestyle destinations, Clyde continues to stand out.

Known for its heritage charm, dramatic landscapes and relaxed pace of life, the historic Central Otago township has evolved into a highly desirable location for buyers wanting to embrace a different way of living while remaining connected to nearby centres such as Alexandra, Cromwell and Queenstown.

That demand is helping fuel interest in developments such as Clydebrae, which is being marketed by LJ Hooker Alexandra salespeople Jane Hoskins and Jo Tickle.

Positioned close to the heart of Clyde, the development reflects the growing appeal of modern living within one of New Zealand’s most scenic regions, where buyers can enjoy both modern convenience and a strong connection to the outdoors.

Hoskins said buyers were increasingly being drawn to Central Otago because of the quality of life the area offers.

“People are wanting more balance in their lives,” Hoskins said.

“They’re looking for places where they can enjoy the outdoors, have more space around them and become part of a genuine community.”

Originally established during the Otago gold rush, Clyde has retained much of its historic character, with its stone buildings, boutique shops, cafes and vineyards continuing to shape the town’s identity.

At the same time, the surrounding region has become synonymous with outdoor recreation and lifestyle living. From cycling the Otago Central Rail Trail and boating on Lake Dunstan through to hiking, golfing and exploring wineries, the area offers year-round opportunities to enjoy the outdoors.

Tickle said lifestyle continued to be one of the strongest drivers behind buyer interest.

“People are prioritising how they want to live. Central Otago offers an environment where people can slow down a little, spend more time outdoors and genuinely enjoy where they live.”

Importantly, the area is attracting a broad mix of buyers.

While Central Otago has long appealed to retirees and holiday homeowners, more professionals, families and remote workers are now making permanent moves to the region.

“A lot of buyers no longer feel tied to larger cities in the same way,” Hoskins said.

“They’re realising they can still work and stay connected while living somewhere that offers a completely different lifestyle.”

That trend has increased demand for developments that combine modern living with the natural beauty and character of the region.

Well-coordinated and master planned house and land packages, such as Clydebrae, can also help de-risk the process of securing a new home for many buyers by offering greater certainty around the location, design intent and overall delivery.

Clydebrae has been designed to complement the surrounding landscape while giving buyers the opportunity to create homes that maximise views, open space and connection to the outdoors.

“People want homes that suit both their current lifestyle and their future plans,” Tickle said.

“Developments like Clydebrae give buyers the chance to secure property in a location that continues to grow in popularity.”

Part of Clyde’s appeal is its ability to offer a peaceful lifestyle without feeling isolated.

While the township retains a relaxed small-town atmosphere, it remains well connected to larger nearby centres and key destinations throughout Central Otago. Residents can enjoy the tranquillity of the region while still having easy access to shopping, dining, recreation and transport links.

Many buyers are surprised by how much the region had evolved in recent years, Hoskins said.

“There’s a really vibrant community here now. You’ve got great cafes, wineries, events and outdoor activities, but there’s still that authentic Central Otago character people love.”

The climate also continues to be a major drawcard. Known for its hot summers, crisp winters and dry conditions, Central Otago offers four distinct seasons that encourage an active lifestyle throughout the year.

Tickle said that connection to the environment was something buyers immediately noticed when visiting the area.

“There’s a real sense of space and openness here. Whether it’s the landscapes, the lake or the walking and cycling trails, people feel connected to the outdoors almost everywhere they go.”

When you move into Clydebrae, your mornings begin differently. You draw the curtains back to golden Central Otago light spilling across the hills, with the landscape glowing beneath a crisp blue sky. The air feels fresh, still and quiet in a way that is difficult to find in larger towns and cities.

You could make coffee at home, but most mornings you find yourself strolling into Clyde village instead, wandering past historic stone buildings toward The Merchant of Clyde for your usual order. Before long, the barista knows your name, your coffee and exactly how you like it.

By mid-morning, life naturally moves outdoors. Maybe it is a bike ride along the Lake Dunstan Trail with the water shimmering beside you, or a walk through the township where locals stop for a chat rather than rush past. Lunch becomes an easy excuse to visit a nearby vineyard, sitting beneath the Central Otago sun with local wine, shared platters and mountain views stretching in every direction.

As the afternoon fades, the pace never really changes. There is time to spend on the lake, catch up with neighbours or simply sit outside and watch the light shift across the landscape. Then come the evenings Clyde is famous for. Long sunsets paint the hills gold and amber while the air cools just enough to reach for a jacket and conversations stretch late into the evening beneath clear Central Otago skies.

Before long, you realise it is not just the scenery that changes when you live here. It is the way your days feel. Slower, calmer and far more connected to the lifestyle you always imagined Central Otago could offer.

As demand for lifestyle focused locations continues to grow across New Zealand, Clyde’s popularity shows little sign of slowing.

Many purchasers make decisions based on long term lifestyle goals rather than short term trends.

“People see real value in what Central Otago offers,” Hoskins said.

“It’s not just about buying property. It’s about choosing a lifestyle and becoming part of a community.”
