First home buyers continue to drive market activity

First home buyers continue to play an important role in New Zealand's housing market. LJ Hooker’s latest NZ Market Overview (July 2026) shows they accounted for more than 28% of purchases in Q2, the highest market share on record.

The result comes as the market remains steady. Listing levels have improved, price growth has been mixed across the country, and buyers are taking more time before making decisions. While conditions have become more balanced, first home buyers continue to enter the market.

LJ Hooker Head of Research Mathew Tiller said the figures show demand remains resilient despite more subdued market conditions.

"The market isn't moving at the pace it did a few years ago, but people still want to buy a home. First home buyers have remained active because they're purchasing for lifestyle reasons rather than trying to time the market."

"With more properties available, buyers have more choice and a little more confidence. They're taking their time, comparing homes, undertaking their due diligence and negotiating where appropriate. It doesn't necessarily make buying easier, but it does mean they're not under the same pressure to make rushed decisions."

Tiller said affordability remains the biggest challenge for many first home buyers.

"Interest rates are still much higher than they were a few years ago, and household budgets remain under pressure. Buyers should make sure they understand what higher repayments could look like in the future and buy within their means."

LJ Hooker Head of Network NZ Allaine Burkett said agents are seeing first home buyers take a more considered approach.

"We're seeing buyers spend more time researching suburbs, attending open homes and completing building inspections before making an offer. They're prepared to wait for the right property rather than rushing into a decision."

Burkett said stronger supply has also created more opportunities to negotiate.

"Depending on the property and the seller's circumstances, buyers may have more flexibility around price, settlement terms or contract conditions. Vendors also need to recognise that buyers have more choice than they did a few years ago."

Tiller said first home buyers play an important role in keeping the housing market moving.

"First home buyers are an important part of the property market. When they're active, it helps existing owners move through the market as well, supporting transactions across all price points."

Burkett said buyers should keep their focus on the long term.

"Buying your first home is one of the biggest financial decisions you'll make. The priority should be finding a home that suits your lifestyle, fits comfortably within your budget and leaves you well placed for the future."
