The rise of lifestyle communities within reach of Auckland

For many Aucklanders, the idea of achieving a better lifestyle has traditionally come with a compromise.
More space often meant moving hours away from the city. Coastal living usually came with premium price tags or long commutes. But across Auckland’s outer communities, a different trend is beginning to emerge. Buyers are increasingly discovering locations that offer lifestyle, community and modern living without completely disconnecting from the city.
One of the strongest examples of that shift can be seen at Clarks Beach.
Positioned on the shores of the Manukau Harbour, Clarks Beach is evolving from a quiet coastal settlement into a growing lifestyle community attracting families, professionals and retirees wanting more balance in their everyday lives.
That sense of momentum is set to continue, with work scheduled to begin in October on the new Clarks Beach Village, a major retirement village development that will add new homes, shared community spaces and recreation amenities, and bring more long-term residents into the area as part of the wider growth of the community.
According to LJ Hooker Southern Partners Business Owner Darren Brady, buyers are increasingly prioritising how and where they want to live, rather than simply focusing on proximity to the city centre.
“People are reassessing what’s important to them,” Brady said.
“They still want access to Auckland and job opportunities, but they also want more space, a sense of community and a lifestyle that feels more relaxed.”
That changing mindset has accelerated demand across lifestyle-focused communities on the outskirts of Auckland, particularly in locations where buyers can still commute or remain connected to the city when needed.
“Flexible working has definitely changed the conversation. People don’t necessarily need to be in the office five days a week anymore, so they’re becoming more open to living in places that offer a better overall quality of life,” he said.
For many buyers, Clarks Beach delivers exactly that balance.
Located less than an hour from central Auckland, the community offers a coastal environment where residents enjoy boating, fishing, golf courses, walking tracks and open green spaces while still maintaining access to major transport routes and nearby town centres.
“There’s a different pace of life here. You notice families out enjoying the parks, people spending time on the water and neighbours actually connecting with each other. That sense of community is something buyers are really drawn to.”
Unlike some established beachside locations where housing supply is limited, Clarks Beach has continued to grow with a range of modern developments and new housing options designed around contemporary living.
That growth is helping reshape perceptions of what outer suburban and coastal communities can offer.
“We’re seeing buyers who previously thought they’d have to settle for a compact home on a smaller section much closer to the city. Instead, they’re finding modern homes with space, quality finishes and access to a coastal lifestyle,” Brady said.
Homes along Korowhiti Road highlight the sort of housing attracting growing interest within the area. Properties such as 28 Korowhiti Road and 30 Korowhiti Road reflect the increasing demand for contemporary homes that combine functionality with lifestyle-focused design.
Open-plan layouts, indoor-outdoor flow and family-friendly spaces continue to resonate strongly with buyers wanting homes that suit both work and relaxation.
“People want homes they can genuinely enjoy spending time in. That means entertaining areas, room for children and spaces that connect well with the outdoors.”
Family buyers continue to make up a significant portion of the market, particularly those relocating from more densely populated suburbs in search of additional space and affordability.
“We’re seeing a lot of younger families who want more room for their children without moving too far away from Auckland. Clarks Beach gives them that opportunity while still offering strong value compared to many parts of the city.”
At the same time, lifestyle-focused homes are attracting buyers wanting a stronger connection to the outdoors and a more relaxed environment.
“There’s definitely a focus on lifestyle now,” Brady said.
“People are thinking more carefully about how they spend their downtime and what sort of environment they want to come home to.”
For some buyers, that means having space for family gatherings and outdoor entertaining. For others, it simply means being able to finish work and head down to the waterfront, golf course or walking tracks within minutes.
Clarks Beach’s growth is being driven by a broad mix of buyers rather than a single demographic.
“We’re seeing professionals, retirees, young families and people downsizing from larger lifestyle blocks.”
As housing affordability and lifestyle priorities continue to shape decision making, communities like Clarks Beach are becoming increasingly attractive alternatives for those wanting more from where they live.
“There’s still a real sense of opportunity here. People can secure quality homes in a growing coastal community while remaining connected to Auckland. That combination is incredibly appealing,” Brady said.
While Auckland remains the economic hub for many buyers, communities like Clarks Beach are demonstrating that lifestyle and city access no longer need to sit at opposite ends of the conversation.
