What are renters looking for in a property?

Understanding what renters value can help landlords and investors make smarter choices and attract tenants who’ll treat the home with care. Of course, price, location and tenancy terms matter. But in New Zealand, renters are also looking for something that feels warm, dry, safe and easy to live in.

When you know which features tenants are prioritising in your local area, it becomes much easier to present your property well, stand out online and reduce vacancy time. With so many listings to scroll through, the homes that get attention are the ones that clearly offer comfort, convenience and lifestyle.

Here are 13 features that can help your rental appeal to renters.

13 features tenants look for in a New Zealand rental

1. Pet-friendly homes

New Zealand households are big on pets. For many renters, a home that welcomes animals is non-negotiable. Pet-friendly properties typically attract more interest and often more stable tenants who are keen to secure a long-term home.

If you’re open to pets, small changes can make it easier to protect the property (and feel more confident), such as:

  • durable flooring
  • secure fencing and gates
  • defined outdoor areas
  • clear expectations around cleaning and maintenance

2. Heat pump (or other compliant fixed heating)

Warmth is a major deciding factor for Kiwi renters, especially in winter and older homes.

Under New Zealand’s Healthy Homes Standards, rentals must meet minimum requirements for heating, insulation, ventilation, moisture ingress/drainage and draught stopping. A fixed heating source in the main living area is a key part of this and many renters actively look for homes with a heat pump already installed. (A heat pump can also provide cooling in summer, which is increasingly valued in warmer regions.)

3. A dry, well-ventilated home

Mould and condensation are common pain points in NZ rentals, so ventilation features matter more than ever. Renters often look for:

  • opening windows (especially in bedrooms)
  • extractor fans in kitchens and bathrooms
  • good airflow and sunlight

These features not only improve comfort, they also help protect the home long term.

4. Insulation and draught control

Few things put renters off faster than a cold, draughty house. Good ceiling and underfloor insulation, plus sealed gaps around doors and windows, makes a noticeable difference to comfort and power bills.

Draught stopping is also part of Healthy Homes, it’s often one of the more affordable upgrades that improves “liveability” quickly.

5. Outdoor living (that’s practical)

Many tenants still prioritise a bit of outdoor space, whether that’s a deck, courtyard, balcony or small backyard. In New Zealand, renters often love:

  • a sheltered spot for BBQs
  • room for kids to play
  • space for a small garden

Low-maintenance landscaping is a plus, especially for tenants balancing work and family life.

6. A work-from-home nook or extra room

Hybrid work hasn’t disappeared, so rentals with a spare room, study or even a defined corner for a desk can stand out. Natural light, enough power points and a layout that feels “workable” make a big difference.

7. Strong internet availability (fibre-ready is a bonus)

Many renters will check internet options before applying; particularly families, students and anyone working from home. Properties in fibre-ready areas, or homes where the internal setup makes it easy to connect, are more attractive.

8. Energy efficiency (lower power bills)

With electricity costs top of mind, renters are increasingly drawn to homes that feel cheaper to run. Features that often catch attention include:

  • efficient heating (especially heat pumps)
  • LED lighting
  • good curtains and window coverings
  • double glazing (where available)
  • solar panels (in some markets)

Even simple improvements can make the home feel more comfortable and reduce complaints around winter cold.

9. EV-friendly parking (where it makes sense)

EV ownership is growing and some renters now look for a rental where charging is possible, especially if the home has off-street parking or a garage. While a dedicated charger won’t suit every property, being “EV-ready” can be a differentiator in some neighbourhoods.

10. A modern, functional kitchen

Kitchens sell rentals. Tenants often prioritise:

  • modern appliances
  • good storage and pantry space
  • clean, durable benchtops
  • easy-to-clean surfaces

You don’t always need a full renovation. Small upgrades like new tapware, improved lighting or a fresh splashback can lift the feel significantly.

11. Bathrooms that feel clean, ideally more than one

A tidy, well-presented bathroom is essential and for many tenants, a second toilet or ensuite is a major advantage (especially for families and flatmates). Practical wins include:

  • good shower pressure
  • ventilation to prevent mould
  • storage for toiletries
  • bright lighting

12. Storage everywhere (not just in bedrooms)

Renters love storage, especially if they’re moving from an apartment or downsizing. Built-in wardrobes are often expected and extra storage for linen, cleaning supplies, sports gear or suitcases is a real selling point.

13. Security and safety features

Feeling safe matters. Depending on the property type and location, renters may look for:

  • secure locks and latches
  • window stays/locks
  • sensor lights
  • alarm systems
  • secure parking or garage access
  • intercoms (for apartments)

These features provide peace of mind and can make the home feel more “looked after”.

Make your rental stand out

The best listings don’t just mention features, they translate them into benefits. Instead of “Heat pump”, consider phrasing like “Warm, dry living with fixed heating”. And wherever possible, highlight what makes the property easier, safer and more comfortable to live in.

Ultimately, a well-presented, well-maintained home attracts better applications and helps tenants feel proud to live there.
